Signature Property Package
This coordinated package combines multiple building-package structures for on-site construction and assembly. It is not a completed turnkey compound, subdivision, HUD-code manufactured-home collection, or modular-home development. Final included structures, scope, freight and delivery, site requirements, engineering, permitting considerations, and availability are confirmed before an order is created.

Summit & Sierra Estate Duo — Main Residence + Detached Guest Retreat
A coordinated two-structure building-package concept pairing a full-size Signature residence with a detached cabin-size guest retreat. It is designed for properties that need separate space for guests, extended family, a private office, hospitality use or another locally approved accessory use.
Two Structures. One Coordinated Property.
- Main Residence: approximately 2,007 sq. ft., 4 bedrooms, 2 bathrooms, attached garage and vaulted/cathedral ceilings.
- Detached Guest Retreat: approximately 960 sq. ft. by the source model's published sizing convention, 2 bedrooms and 1 bathroom, with a 24' × 40' total footprint including the 6' covered deck. The enclosed main-floor interior is approximately 24' × 34' (816 sq. ft.), plus an approximately 280 sq. ft. loft over the bedrooms. The main living area has an approximately 14' vaulted/cathedral ceiling.
- Guest Retreat reference dimensions: approximately 95" main-floor sidewalls and a 7/12 roof pitch. Final project dimensions are confirmed in the written project quote and engineering package.
- Engineering: stamped structural engineering is included for the standard applicable building packages, subject to the final written quote and project requirements.
- Customization: floor-plan, window, door and finish changes can be reviewed and priced for the specific project.
Verified Structure References
The gallery uses verified references for the corresponding main-home and guest-retreat building systems. Completed interior and construction photos are authentic reference photography. The Sierra exterior image is presented as an exterior reference rendering to show the standard form, covered porch and general proportions; it is not represented as a photograph of a completed Modern Retreat customer project. Exterior siding, paint, roof covering, landscaping, furnishings and locally sourced finishes can vary by project. Any combined two-building site visualization remains illustrative until the customer's final plans, finishes and site layout are approved.
Project Quote
Current package pricing is determined through a written project quote. Final pricing is confirmed in a written project quote and can change with customization, upgrades, destination, delivery/access requirements, engineering revisions and project scope.
What the Building Packages Do — and Do Not — Include
The supplied structures are pre-cut building packages for on-site construction, not completed turnkey homes. Standard supplied components include the applicable pre-cut wall and roof components, specified windows and doors, hardware, foundation-size drawings and stamped structural engineering identified in the final quote.
Not included unless the written quote expressly says otherwise: site preparation, foundations and related materials, assembly/installation labor, electrical wiring, plumbing fixtures, cabinets, HVAC, utilities, exterior roof covering, wall/ceiling insulation, insulated-wall window or door extender kits, permits, inspections, appliances, taxes, local professional services and other site-specific work. The main residence's overhead garage door is also not included in the standard building package.
Warranty, Timing & Delivery
The current written manufacturer warranty runs for five years from the product ship date. It covers missing hardware, through-splitting of wall logs, and defective components produced incorrectly for the building. It excludes inherent wood characteristics and specified conditions including faulty installation and inadequate foundations, and it covers the cost of replacement parts only. Current planning guidance is approximately 3–4 months total for production and freight, subject to customization, production capacity, holiday schedules, destination, carrier conditions, and project-specific logistics. Casita / ADU / Guest-House Use
The secondary structure is presented as a flexible detached guest-retreat concept. Whether it may legally be used as an ADU, casita, rental dwelling, short-term rental or separate residence depends on the property, zoning, setbacks, utilities, building codes and local approvals. Customers should confirm local requirements before purchase.

Stamped structural engineering is included where specified for the applicable package. Full permit-ready construction drawing sets may be available as an additional paid project option. Site-specific or jurisdiction-required supplemental documentation may still be required.
Excluded unless quoted
Freight, unloading, accessorials, site work, foundations, assembly and installation labor, utilities, permits, HVAC, plumbing, electrical, appliances, taxes, professional services, and locally sourced finish materials unless expressly included in the final written quote.
No direct checkout
Signature Property Packages are quote-based. A form submission does not create an order, reserve inventory, or charge a payment method.

Is this a completed turnkey compound?
No. This is a coordinated group of building packages intended for on-site construction and assembly unless the final written quote specifically states otherwise. Freight, unloading, site preparation, foundations, assembly and installation labor, utilities, mechanical systems, permits, taxes, professional services, and other project work are separate unless expressly included.
Are the included structures modular or manufactured buildings?
No. The included structures are not sold as completed HUD-code manufactured homes or modular buildings. Local classification, permitting, occupancy approval, and construction requirements depend on the project site, each structure, and the jurisdiction.
What exactly is included in the property package?
The final written quote identifies the included structures, quantities, components, options, plans or engineering documents, and any freight scope. Renderings and floor-plan views help customers understand the concept, but the accepted written project documents control the final scope.
Can Modern Retreat Buildings review delivery to my property?
Yes. Provide the project location and access details. Property-package pricing and freight scope are confirmed in your written Modern Retreat Buildings project quote. Freight, unloading, accessorials, and site-specific delivery requirements are separate unless expressly included in that written quote.
Are permits and local approvals included?
Permit requirements vary by jurisdiction and site. The buyer or local project team is responsible for confirming zoning, permitting, inspections, occupancy requirements, and other local approvals unless a specific service is expressly included in the written project scope.
Does the project quote include installation?
Not unless installation is expressly included in the final written quote. The written project scope controls what is included and excluded.
