Modern Retreat Buildings sells high-value pre-cut building packages, coordinated property packages, and other quote-based project products. Shipping and freight for these projects are handled differently from ordinary parcel-commerce checkout.
Project-Specific Freight
Freight is excluded from every website starting price unless the final written Modern Retreat Buildings quote expressly includes a specific freight amount or scope. Supplier-prepaid freight, when available, does not mean customer delivery or accessorial services are fully included. Unloading, additional container capacity, residential or limited-access service, special handling, and other accessorial or project-specific delivery requirements remain excluded unless expressly included in writing.
Freight varies by destination, shipment size and weight, container capacity, carrier requirements, road and site access, residential or limited-access service, delivery appointments, storage, redelivery, address corrections, special handling, unloading requirements, crane or equipment needs, and other project-specific logistics.
What a Written Quote May Include
A final written quote may identify a specific freight amount or included freight scope. Unless it does, freight remains excluded. Unloading, accessorials, additional container capacity, remote or limited-access service, unusual road or site access, redelivery, storage, expedited service, special carrier services, special handling, cranes or equipment, and other project-specific requirements remain excluded unless expressly included in writing.
For Signature Property Packages, final shipment configuration, freight scope, additional container capacity, unloading, accessorial charges, and other project-specific delivery services are confirmed in the written project quote before an order is finalized.
Signature Home Classification
Modern Retreat Buildings Signature Homes are supplied as pre-cut/interlocking home building packages intended for on-site assembly. They are not sold as completed HUD-code manufactured homes or modular homes.
Signature Building Package Timing and Protection
Current planning guidance for applicable Signature building packages is approximately 3–4 months total for production and freight. Actual timing varies with project scope, customization, production capacity, holiday schedules, destination, carrier conditions, and logistics, and is confirmed in the final written project documents.
Any shipment-protection or transit-insurance terms that apply to an order are confirmed in the final written project documents.
Delivery Site and Unloading
The customer is responsible for providing an accurate delivery address and safe, lawful, adequate delivery access. Unless expressly included in the final written Modern Retreat Buildings project quote, the website starting price excludes unloading labor, accessorials, forklifts, cranes, telehandlers, rigging, site preparation, foundations, assembly, installation, utilities, permits, taxes, professional services, traffic control, storage, and similar site or project services.
Delivery Inspection
Inspect freight when it arrives. Visible damage, missing packages, or damaged packaging should be noted on the carrier's delivery documentation whenever reasonably possible. Take photographs. For applicable containerized Signature shipments, the final project documents may require video beginning when the container is opened and continuing through unloading to support a freight-damage claim. Follow the project-specific delivery instructions and contact Modern Retreat Buildings promptly so we can coordinate with the applicable carrier and fulfillment partners.
Project-Specific Terms Control
For quote-based projects, the freight and delivery terms in the accepted final written Modern Retreat Buildings project quote or order agreement control over general website language to the extent permitted by law.
