Signature Property Package
This coordinated package combines multiple building-package structures for on-site construction and assembly. It is not a completed turnkey compound, subdivision, HUD-code manufactured-home collection, or modular-home development. Final included structures, scope, freight and delivery, site requirements, engineering, permitting considerations, and availability are confirmed before an order is created.

The Signature Retreat Compound combines coordinated living, garage/workshop, wellness, and storage structures for residential, recreational, retreat, or hospitality-oriented properties.

- Signature Northstar Cabin — approximately 437 sq. ft. one-bedroom, one-bath pre-cut building package
- Signature Trailhead Garage & Workshop — approximately 672 sq. ft. detached garage/workshop building package
- Signature Nordic Cove Sauna — approximately 174 sq. ft. private sauna building package with covered relaxation area
- Signature Pine Hollow Storage Shed — approximately 104 sq. ft. decorative storage building package
This offer is sold only as the complete four-structure collection. Individual components are not sold separately through this package.
Classification: Residential components within the Signature Retreat Compound are supplied as building-package products for on-site construction. They are not represented as completed HUD-code manufactured homes, modular homes, or turnkey completed buildings unless a final written Modern Retreat Buildings quote expressly states otherwise.
Concept imagery illustrates one possible property arrangement. Actual siting, orientation, foundations, landscaping, utilities, finishes, and completed appearance vary by project.

Order Terms & Delivery
- Payment: For applicable Signature building packages, 50% is due when the order is placed and the remaining 50% is due when the package ships.
- Production and delivery timing: Current planning guidance for applicable Signature building packages is approximately 3–4 months total for production and freight. Actual timing varies with the selected structures, customization, production capacity, holiday schedules, destination, carrier conditions, and logistics. The applicable schedule is confirmed in the written project documents before the order is finalized.
- Warranty: The current written manufacturer warranty runs for five years from the product ship date. It covers missing hardware, through-splitting of wall logs, and defective components produced incorrectly for the building. It excludes inherent wood characteristics and specified conditions including faulty installation and inadequate foundations, and the written certificate states that coverage is for the cost of replacement parts only. - Engineering and permit-document support: stamped structural engineering is included where specified for the applicable structures. Additional project-specific construction drawings may be available through an independent drawing provider and are included only when expressly stated in the final written quote.
- Assembly support: experienced building-package assembly resources may be available for eligible U.S. projects when an order is pending. Availability is project-specific, and local general-contractor or trade licensing requirements still apply.
Freight is project-specific. Freight and delivery for this Signature Property Package are confirmed in the final written Modern Retreat Buildings project quote. Unloading, accessorials, limited-access delivery, special handling, additional container capacity, and other project-specific delivery requirements are not included unless expressly stated in that quote.
Foundation, site preparation, permits, installation, plumbing, electrical, HVAC, utilities, interior finishing, taxes, and local professional services are excluded unless expressly included in the final written project quote.
Additional project-specific construction drawings may be available through an independent drawing provider and are confirmed during project review. Scope, fees, and any local supplemental requirements are confirmed in the final written project documents.
Residential occupancy, short-term-rental, hospitality, or other intended uses remain subject to property-specific zoning, codes, permits, inspections, utilities, licensing, and local approvals.

Freight, unloading, accessorials, site work, foundations, assembly and installation labor, utilities, permits, HVAC, plumbing, electrical, appliances, taxes, professional services, and locally sourced finish materials unless expressly included in the final written quote.
No direct checkout
Signature Property Packages are quote-based. A form submission does not create an order, reserve inventory, or charge a payment method.

Is this a completed turnkey compound?
No. This is a coordinated group of building packages intended for on-site construction and assembly unless the final written quote specifically states otherwise. Freight, unloading, site preparation, foundations, assembly and installation labor, utilities, mechanical systems, permits, taxes, professional services, and other project work are separate unless expressly included.
Are the included structures modular or manufactured buildings?
No. The included structures are not sold as completed HUD-code manufactured homes or modular buildings. Local classification, permitting, occupancy approval, and construction requirements depend on the project site, each structure, and the jurisdiction.
What exactly is included in the property package?
The final written quote identifies the included structures, quantities, components, options, plans or engineering documents, and any freight scope. Renderings and floor-plan views help customers understand the concept, but the accepted written project documents control the final scope.

Permit requirements vary by jurisdiction and site. The buyer or local project team is responsible for confirming zoning, permitting, inspections, occupancy requirements, and other local approvals unless a specific service is expressly included in the written project scope.
