These project-specific terms apply to Modern Retreat Buildings Signature Homes, building packages, custom projects, property packages, and other products identified as “Starting at,” “Request a Quote,” or “Quote Required.” They supplement Modern Retreat Buildings’ store policies and any final written project documents.
Quote Requests Are Inquiries
Submitting a quote request, project inquiry, financing inquiry, or Start a Project form does not create an order, reservation, contract for sale, financing approval, or obligation to purchase.
Starting Prices and Final Project Quotes
A website “starting at” price represents a base configuration or preliminary project price. Final scope and pricing are confirmed in a written Modern Retreat Buildings project quote before an order is finalized. If website pricing or general website descriptions conflict with an accepted final written project quote, the final written project quote controls for that project.
A final project quote may reflect selected options and upgrades, project quantity, engineering or documentation requirements, freight and delivery conditions, destination, site access, unloading requirements, applicable taxes, and other project-specific charges. Product pricing and availability may change before a final project quote is accepted, so current pricing is reconfirmed during the quote process.
Signature Building Package Order Terms
For applicable Modern Retreat Buildings Signature building packages, the standard order terms currently provide for:
- Payment: 50% when the order is placed and the remaining 50% when the building package ships.
- Production and delivery timing: Current planning guidance for applicable Signature building packages is approximately 3–4 months total for production and freight. Actual timing varies with the selected package, customization, production capacity, holiday schedules, destination, carrier conditions, and other project-specific factors, and is confirmed in the applicable written project quote or order documents.
- Warranty: the current written Signature Home warranty runs for five years from product ship date. It covers missing hardware, through-splitting of wall logs, and defective components produced incorrectly for the building. The certificate excludes inherent wood characteristics and specified conditions such as faulty installation or inadequate foundations, and states that warranty coverage is for the cost of replacement parts only. See Signature Home Warranty & Support.
- Shipping protection: Any shipment-protection or transit-insurance terms that apply to a project are confirmed in the final written project documents before the order is finalized.
- Engineering and permit-document support: stamped structural engineering is included where applicable. Additional project-specific construction drawings may be available through an independent drawing provider for items such as insulation and R-values, vapor barriers, electrical, plumbing, HVAC, foundation type, window details, energy requirements, and seismic criteria. These services are included only when expressly stated in the final written quote.
- Assembly support: experienced building-package assembly resources may be available for eligible U.S. projects when an order is pending. Availability is project-specific, and local general-contractor or trade licensing requirements still apply.
The final written project quote or order documentation confirms the terms applicable to the specific project before an order is finalized.
Shipping and Freight
Freight is excluded from every website starting price unless the final written Modern Retreat Buildings quote expressly includes a specific freight amount or scope. Supplier-prepaid freight, when available, does not mean customer delivery or accessorial services are fully included. Unloading, additional container capacity, residential or limited-access service, special handling, and other project-specific delivery requirements remain excluded unless expressly included in writing.
Unless expressly included in writing, excluded logistics include unloading, additional container capacity, residential or limited-access service, unusual road or site access, delivery appointments, redelivery, storage, address corrections, expedited service, special carrier services, special handling, cranes or equipment, and other project-specific delivery requirements.
For quote-based projects, only the freight and delivery terms stated in the final written Modern Retreat Buildings project quote apply to that project.
Building Package Scope and Classification
Modern Retreat Buildings Signature Homes are pre-cut/interlocking home building packages intended for on-site assembly. They are not sold as completed HUD-code manufactured homes or modular homes. Unless expressly stated in the final written Modern Retreat Buildings project quote, the website starting price excludes freight, unloading, accessorials, site preparation, grading, foundations, assembly, installation labor, plumbing, electrical, HVAC, interior finish work, utility connections, permits, inspections, taxes, local fees, professional services, and other site-development work.
Permits, Site Conditions, and Local Requirements
Customers are responsible for confirming zoning, setbacks, permitting, foundation requirements, local building-code requirements, wind and snow loads, utility requirements, access conditions, and other site-specific requirements with qualified professionals and applicable local authorities before committing to a project.
Cancellations, Changes, and Refunds
For quote-based building and custom projects, cancellation, change, return, and refund rights are governed by the final written project quote or order terms and applicable law. Because project commitments, engineering, customization, production, procurement, or freight may begin after acceptance, standard retail return periods should not be assumed to apply to a project order. Any non-refundable deposit or project-specific cancellation charge will be disclosed in writing before the order is finalized.
Delivery Inspection
Customers should inspect freight shipments at delivery. Visible damage, missing packages, or damaged packaging should be noted on the carrier’s delivery documentation whenever reasonably possible. Take photographs. For applicable containerized Signature shipments, the final project documents may require video beginning when the container is opened and continuing through unloading to support a freight-damage claim. Follow the project-specific delivery instructions and contact Modern Retreat Buildings promptly so we can coordinate with the applicable carrier and fulfillment partners.
