Complete Your Building

Modern Retreat coordinates more than the primary building structure. For applicable Signature Home and timber-based packages, our goal is a complete exterior material package with a defined base finish, clear upgrade paths, and project-specific opt-out choices—not a bare exterior shell.

Your written MRB quote controls the final scope. Every project identifies what is included as standard, what is an upgrade or substitution, and what has been removed by customer or contractor request. Pricing changes with the materials selected.

How MRB structures the material package

Standard Included Materials

Applicable Signature Home and timber-based packages are built around a defined base material package. A designated exterior siding finish is included so the home or structure is not quoted as a visually unfinished shell.

Standard windows and exterior doors, engineering/documentation, roofing materials, freight, and other components are included only where confirmed for the specific model and shown in the written MRB quote.

Upgrades & Substitutions

Customers can select alternate exterior finishes, upgraded windows and doors, model-specific metal roofing packages, cabinetry, and other verified material options.

The price is recalculated for the selected package. Upgrade amounts are based on the difference between the included base package and the selected replacement—not a one-size-fits-all surcharge.

Opt-Out Options

Where the supplier and project allow it, customers or contractors may choose locally sourced siding, roofing, windows, doors, or other components.

Any deduction or credit is quote-specific and based on the verified cost of the omitted component. Opt-outs must be documented before the order is released.

Material & Project Options

Exterior Siding & Cladding

Every applicable timber-based MRB package begins with a designated base exterior finish. Alternate timber-look, low-maintenance, and steel-cladding options may be available as model-specific upgrades or substitutions.

Metal Roofing Packages

MRB is standardizing repeatable metal-roof material packages for core models. Roofing is included in the base quote only after the exact model-specific takeoff, specification, and current supplier cost have been verified.

Windows & Doors

Standard openings can be coordinated with the building package, while upgraded or locally sourced windows and doors may be used where preferred or required by the project.

One coordinated quote, clear boundaries

MRB can coordinate a more complete material package while keeping construction responsibilities clear. The final quote identifies included materials, selected upgrades, opt-outs, delivery assumptions, and project-specific exclusions.

Foundation, site work, erection, insulation installation, utilities, MEP, permits, countertops, appliances, interior finish work, and contractor labor remain separate unless expressly included in the written MRB project scope.
