When comparing residential building systems, the headline price is only useful if you understand exactly what it represents. Freight, site work, foundations, labor, utilities, permits, and finish materials can materially change the total project budget.
Modern Retreat Buildings Signature Homes are supplied as pre-cut/interlocking home building packages intended for on-site assembly. They are not sold as completed HUD-code manufactured homes or modular homes. A displayed starting price is the starting point for the quoted building package, not the total cost of a completed move-in-ready residence.
1. Separate the building package from the completed project
A Signature Home building package supplies a defined set of model-specific components. Depending on the model and final written quote, the package may include pre-cut structural components, wall and roof materials, doors, windows, hardware, drawings, and applicable engineering documentation.
A completed project can also require land preparation, foundations, unloading, assembly, licensed trades, utilities, permits, inspections, appliances, interior finishes, and site improvements. The key question is therefore: What exactly is included in the written building-package quote, and what work remains outside it?
2. Review the included structural package line by line
Confirm the exact model, size, configuration, structural components, windows and doors, hardware, drawings, engineering scope, and selected upgrades. Two similarly sized building systems may include very different material and documentation scopes, so compare scope against scope rather than headline price against headline price.
Current models are listed in the Modern Retreat Signature Homes collection.
3. Understand engineering and permit documents
Applicable Signature Home packages include stamped structural engineering as identified in the product information or final written quote. Full permit-ready construction drawing sets may be available as an additional paid project option and are included only when expressly stated in the final written quote.
Local authorities may still require site-specific foundation engineering, energy documentation, civil or grading plans, utility information, septic design, architectural work, or other supplemental documents. Final requirements are determined by the project location and applicable jurisdiction.
4. Budget freight, access, and unloading separately
Shipping a residential building package is not ordinary parcel delivery. Freight and delivery requirements can depend on shipment size, destination, container capacity, road and site access, carrier requirements, unloading method, and special handling.
Modern Retreat Buildings confirms applicable freight and project-specific delivery considerations in the written project quote. Unless expressly included in writing, unloading, cranes, forklifts, telehandlers, storage, redelivery, limited-access service, and other accessorial services remain separate.
Review our Project Quote & Delivery Terms for additional detail.
5. Plan for site preparation and foundation work
The project site must be suitable before assembly begins. Depending on the property, site preparation may include clearing, grading, excavation, drainage work, soil evaluation, access improvements, retaining work, or utility trenching.
Foundation construction is normally a separate project cost unless the final written quote specifically says otherwise. Foundation design must follow the project engineering, site conditions, and local requirements.
6. Plan assembly labor and equipment
A pre-cut/interlocking building package still requires substantial on-site construction. Crew size, schedule, equipment, temporary protection, scaffolding, lifting equipment, and other job-site needs vary by model, site conditions, access, and installer experience.
Unless expressly included in the final written quote, installation labor and job-site equipment are outside the Modern Retreat Buildings starting package price.
7. Account for plumbing, electrical, HVAC, and utilities
Plumbing, electrical, HVAC, utility connections, septic or sewer systems, wells, meters, trenching, and related trade work are separate unless specifically included in writing. These requirements are highly site-specific and may require licensed local professionals.
8. Confirm permits and local requirements before purchase
Building eligibility is controlled by the jurisdiction where the project will be constructed. Zoning, setbacks, occupancy, fire requirements, wind and snow loads, seismic requirements, energy codes, foundation requirements, utility rules, and permit procedures vary by location.
A product being marketed generally as a “prefab” or “home kit” does not automatically establish its legal classification or mean it is approved for every property or intended use. For Modern Retreat Signature Homes, rely on the stated classification: pre-cut/interlocking home building package for on-site assembly.
Customers considering ADU, guest-house, vacation-rental, or short-term-rental use should confirm those property-specific rules before purchase.
9. Budget finishes, fixtures, and property improvements
Depending on the quoted package, the completed project may still require final roofing, insulation systems, interior wall finishes, flooring, cabinetry, countertops, fixtures, lighting, appliances, paint or stain, trim, decks, driveways, landscaping, drainage, parking improvements, and other site work.
Do not assume that every item shown in a rendering, floor plan, or completed-project photograph is included. The final written Modern Retreat quote controls the package scope.
How to compare two building-package quotes
- Which structural and building components are included?
- Which doors and windows are included?
- What stamped structural engineering is included?
- Are full permit-ready drawing sets included, optional, or separate?
- Is freight included or quoted separately?
- Who is responsible for unloading?
- Is the foundation included?
- Is assembly or installation included?
- Are plumbing, electrical, HVAC, utilities, fixtures, or appliances included?
- Who handles local permits and inspections?
- Which finish materials are included?
- Which assumptions could change the final price?
Information to gather before requesting a quote
- Project ZIP code and property location
- Preferred model or approximate size
- Intended use
- Target timeline
- Known site-access limitations
- Foundation or site information already available
- Desired window, exterior, layout, or other upgrades
- Known wind, snow, seismic, energy, zoning, or engineering requirements
- Whether financing information would be useful
The bottom line
A Modern Retreat Signature Home starting price represents a pre-cut home building package, not the total cost of a completed residence. Evaluate the package scope first, then separately account for freight, site work, foundations, assembly, utilities, permits, finishes, and other property-specific requirements.
