The advertised starting price of a kit or pre-cut home usually represents the building package—not the total cost of a completed, move-in-ready project. A useful budget separates every major scope instead of multiplying the package price by an unsupported percentage.
1. Building package
Confirm the exact model, included materials, doors and windows, structural components, hardware, documentation, standard selections, and eligible upgrades. Use the written quote—not a screenshot or old website price—as the controlling project scope.
2. Freight, delivery, and unloading
Budget for the confirmed destination, carrier requirements, delivery access, unloading equipment, staging area, storage, and any redelivery or special-access conditions. Freight programs and thresholds should be confirmed in the written quote.
3. Property and preconstruction
- Survey and site plan
- Geotechnical or soil work where required
- Design, engineering, drafting, and permit coordination
- Zoning, design-review, HOA, environmental, or other approvals
- Permit, impact, school, utility, and local fees
4. Site preparation and foundation
- Clearing, demolition, grading, drainage, excavation, and access
- Temporary utilities, erosion control, and construction staging
- Footings, slab, crawlspace, basement, or engineered foundation system
- Foundation insulation, waterproofing, anchors, and utility penetrations
5. Assembly and exterior completion
- General contractor or construction management
- Package assembly, framing or timber work, equipment, crane, lift, scaffolding, and safety
- Roofing, flashing, weather barrier, exterior finish, sealants, decks, railings, and steps as applicable
6. Building systems and interior completion
- Electrical service and wiring
- Plumbing, water, sewer, septic, or well
- Heating, cooling, ventilation, and energy requirements
- Insulation, drywall or interior finishes, cabinets, counters, fixtures, appliances, flooring, and painting
- Fire protection, alarms, accessibility, or commercial requirements where applicable
7. Closeout and owner costs
- Inspections, testing, certificates, and corrections
- Construction insurance, builder's risk, liability requirements, and lender costs
- Landscaping, driveway, fencing, furnishings, security, and internet
- Sales or use taxes and other applicable charges
- Contingency appropriate to the project stage and remaining unknowns
How to compare estimates
Normalize every proposal into the same categories. A lower number may simply exclude freight, equipment, permits, finishes, utilities, or contractor overhead that another proposal includes. Mark each line as included, excluded, allowance, owner-supplied, or not yet quoted.
